Garage Door Before & After in Las Vegas, NV
We’ve been walking into Las Vegas driveways since 2016. You learn pretty fast that a garage door tells you everything - how the house has settled, what the summer heat has cooked, whether someone tried a shortcut fix that made it worse. These are real jobs we’ve handled across the valley. The photos will come. The stories are already here.

Broken Spring Replacement in Summerlin
The homeowner heard the gunshot crack at 6:30 on a Tuesday morning. Door was dead in the tracks, minivan trapped inside, kids needed to get to school. We don’t recommend touching a loaded torsion spring - the stored energy can send hardware through drywall or worse. Our technician arrived by 8:15 with a matched 225x2x30 spring already on the truck, swapped both sides (they always go in pairs, even if only one broke), and rebalanced the door. Finished before the school bell. The 90-Day Done Right Promise went on the invoice in writing.
Full Door Replacement in Henderson - Converting Wood to Insulated Steel
This was a classic Henderson situation - wood door that came with the house, probably handsome once, now swollen and splitting from decades of 110-degree garage interiors. The owner was running a portable AC unit in the garage just to keep it usable. We measured for a Clopay Gallery Collection steel door with 18.4 R-value insulation, swapped the rotted frame, and sealed the perimeter with vinyl weatherstripping rated for UV exposure. Garage temperature dropped 22 degrees by the following afternoon. No more portable AC. The door runs quieter than the old wood ever did, even when it was new.
Opener Upgrade in The Lakes - From Chain Drive to Belt Drive
Bedroom sits directly over the garage in this Lakes floor plan. The owner had been sleeping with a white noise machine for three years and didn’t realize how bad the opener had gotten until the chain started skipping teeth. We pulled the old Craftsman unit, installed a LiftMaster 84501 with myQ connectivity and battery backup, and properly mounted the safety sensors with reinforced brackets at 6 inches off the concrete where they belong. The belt drive is nearly silent. First night, the owner thought the door hadn’t closed - walked down to check. It had. That’s the difference.
Emergency Cable Repair in North Las Vegas
Call came in at 9:47 PM on a Saturday. Security door for a North Las Vegas home with a side-entry garage - when the door won’t close, the house is open to the alley. We’ve seen this exact failure pattern in this neighborhood maybe thirty times: original cables from the 2005 build, never lubricated, zinc coating gone from desert dust abrasion. One snapped, the other took the full load and started unraveling. Our technician arrived in under an hour, replaced both 1/8-inch aircraft-grade cables, reset the drums, and tested the door through ten full cycles before signing off. The 90-Day Done Right Promise covers the work. The live person who took the call at 9:47 PM was still on shift when we finished.
Track Realignment and Roller Replacement in Centennial Hills
Teenage driver, basketball hoop mounted too close to the door, you can fill in the rest. The impact bent the vertical track about three inches out of plumb and flattened the rollers into octagons. Owner had been living with it for two months, door getting worse each week. We replaced the damaged 2-inch track section, re-plumbed the verticals with a laser level, and swapped all ten rollers for sealed-bearing nylon wheels that don’t need annual greasing. The door now runs straight enough that you could balance a quarter on it during operation. Not that we recommend trying.
Weather Seal and Bottom Retainer Replacement in Anthem
Anthem sits at elevation with more wind exposure than most of the valley. This homeowner was finding red dust on the cars every morning and had killed three scorpions in the garage that month. The bottom seal had UV-hardened into something resembling plastic, and the aluminum retainer was corroded through at the center. We pulled the old retainer, installed a continuous new extrusion with a dual-fin EPDM rubber seal rated for -40 to 200 degrees, and replaced the side and top weatherstripping while we were at it. No more dust lines on the floor. No more scorpions. The garage actually smells like a garage now, not like whatever the desert blew in overnight.
